Omaha homes, Omaha seasons

Built for how houses here actually wear

Omaha has century-old plaster-and-lath homes in Dundee and Benson, packing-house-era cottages in South Omaha, 1970s split-levels in Millard and brand-new builds in Elkhorn and Gretna. Each comes with its own repair list — and every one of them goes through a real winter.

Snow-covered yards and roofs on a row of small houses along a residential street under bare trees and a blue sky.

Fall: freeze prep

Before the first hard freeze, disconnect garden hoses, shut and drain outdoor faucets, and add insulated covers. Weatherstrip drafty doors and recaulk windows while it’s still warm enough for caulk to cure.

Winter: cold-weather problems

Omaha winters bring stretches well below freezing. Pipes on exterior walls and in unheated spaces are the ones at risk; a split hose bib or a frozen line usually shows up as a leak once it thaws.

Spring: storm cleanup

Spring thunderstorms bring wind and hail that drop limbs and scatter debris across yards. Branches and storm debris get cut down, loaded and hauled away.

Summer: moving season

Late spring through summer is peak moving season, especially at month-end when leases turn over. Humidity also swells wood doors — the ones that stick in July.

How do I get a price?

Call or text Malik at (402) 706-5457. Texting a photo of the problem and your neighborhood is usually the quickest way to a price, and you’ll know the cost before any work starts.

Can you do several small jobs in one visit?

Yes — and it’s usually the best value. Make a list of everything that needs attention and send it over; one trip and one setup gets a lot crossed off.
